The bathroom is the room most Bengaluru homeowners want to renovate and least know how
to approach.
It is a small space with a high number of surfaces — floor, four walls, ceiling — all of which need
to handle water, steam, humidity, and hard Bengaluru water without deteriorating quickly.
Getting even one surface wrong creates a maintenance problem that compounds over years.
This guide covers bathroom interior design specifically for apartments in HSR Layout and south
Bengaluru. It is honest about what works, what fails, and what your bathroom upgrade will
actually cost — before you speak to any contractor.
Most HSR Layout apartments were finished with ceramic tile walls and standard cement grout
— a combination that looks clean on day one and deteriorates visibly within 2 to 4 years.
Bengaluru's hard water is the accelerant. The high mineral content in the water supply leaves
calcium deposits on grout joints that discolour them from white to yellow-brown. Once this
starts, no amount of scrubbing restores the original colour.
Add monsoon humidity — particularly pronounced in south HSR Layout sectors near Bellandur
— and you get grout that also grows black mould in the joints near the shower and above the
basin.
The result: A bathroom that looks aged and difficult to clean by year 3, regardless of how good
the original tile quality was. The problem is the grout, not the tile. Any bathroom renovation
strategy that replaces tiles with more tiles faces the same 3-year clock.
| Surface Type | Honest Assessment | Performance |
|---|---|---|
| Ceramic tile + cement grout | Waterproof tile surface, but grout absorbs mineral deposits and mould from hard water | Standard choice. Looks good for 2–3 years, then grout maintenance begins and continues |
| Large-format porcelain tile + epoxy grout | Fewer grout joints, epoxy grout resists staining and mould better than cement grout | Much better long-term performance. Higher cost and requires skilled installation |
| PVC wall panels (solid core) | 100% waterproof, no grout joints, easy to clean, resistant to mould and mineral deposits | Best long-term performance for wet areas. Quick installation, removable, premium look options available |
| Natural stone (marble, granite) | Porous material, needs yearly sealing, affected by hard water stains | Premium appearance but high maintenance. Not practical for most bathrooms |
| Wallpaper (bathroom grade) | Struggles with humidity, especially during monsoon | Not recommended. Edges may peel within 1–2 seasons |
The practical recommendation for most HSR Layout bathrooms: PVC wall panels in the
wet zones (shower wall, behind the basin) combined with large-format porcelain tile with epoxy
grout on the floor and any remaining dry wall areas. This gives you the best-performing surfaces
in every zone without committing the entire budget to one material.
PVC wall panels in bathrooms are not a new concept in India — they have been standard in
hospitality and healthcare interiors for years. What is new is the quality of residential-grade PVC
panels now available in Bengaluru's market.
Current premium-grade PVC bathroom panels replicate marble, travertine, limestone, concrete,
and wood finishes convincingly. The surface texture is embossed, not just printed, which means
it reads as three-dimensional at normal viewing distance — not like a photograph on a flat
surface.
Where in the Bathroom PVC Panels Work Best
• Shower wall and enclosure: The highest-moisture zone in any bathroom. PVC with
fully sealed joints and edges using neutral-cure silicone is completely waterproof in this
location. No grout, no tile spacing, no mineral deposit issue.
• Wall behind the washbasin: The zone that most visually defines the bathroom in the
mirror reflection. A stone-effect or fluted PVC panel here creates the premium spa-hotel
look at a fraction of the cost of actual stone cladding.
• Full wet zone cladding (floor-to-ceiling on wet walls): The cleanest, most cohesive
result. All four walls in the shower zone cladded in the same PVC panel creates a
seamless, grout-free enclosure. In HSR Layout apartments with compact bathrooms
(typically 25 to 45 sq ft), this approach works especially well because it removes all
visual interruption from grout lines.
• Dry zone accent wall: A wood-finish WPC panel on the wall opposite the shower or
above a freestanding bath creates warmth and visual interest in the bathroom without
any moisture risk — provided it is kept away from the direct spray zone.
The Overlay Approach — No Demolition Required
The most cost-effective bathroom renovation approach in HSR Layout is overlay installation.
PVC wall panels can be installed directly over sound existing tiles — no breaking, no demolition,
no dust, no structural work. The existing tile surface must be flat and well-adhered. The panel is
fixed using high-bond construction adhesive and mechanically anchored at edges.
For a bathroom in an occupied HSR Layout apartment where demolition would mean relocating
during renovation, overlay PVC installation completes in one to two days with minimal
disruption. The bathroom is usable the same evening after installation.
The ceiling is the most consistently neglected surface in a Bengaluru bathroom renovation. Most
apartments have a paint ceiling that has stained or grown mould from shower steam within the
first three years.
The only practical ceiling material for a Bengaluru bathroom: Plain white PVC plank ceiling.
Fully waterproof, completely wipe-clean, no staining from steam, no peeling. Installation over
the existing ceiling is possible without demolition in most HSR Layout apartments.
Exhaust fan integration: Plan the exhaust fan cutout position before the ceiling goes in, not
after. In compact HSR Layout bathrooms, the fan should be positioned directly above the
shower zone or the central ceiling area — not near the door where it is least effective. Cutting
the panel after installation creates a less clean joint than planning the opening upfront.
Lighting in bathroom ceilings: A single central recessed LED in a bathroom creates harsh
overhead light and leaves corners in shadow. Two recessed lights positioned off-centre — one
above the shower zone, one above the vanity — provide more even, flattering light. A warm
white colour temperature (2700K to 3000K) is far more comfortable in a bathroom than cool
white.

For a typical HSR Layout bathroom of 30 to 45 sq ft (a standard 2BHK master bathroom):
| Scope | Budget Range (Bengaluru) | Notes |
|---|
| PVC panel overlay on 2–3 wet walls (no demo) | Rs. 8,000 – 18,000 | Covers shower wall + basin wall. Includes material and installation. Fastest upgrade option |
| PVC false ceiling (supply + install) | Rs. 4,500 – 9,000 | Based on ~35 sq ft bathroom. Includes one exhaust cutout |
| New floor tile with epoxy grout | Rs. 6,000 – 14,000 | Large format porcelain (60×60) with epoxy grout. Includes labour + material |
| Vanity unit (basin + cabinet) | Rs. 12,000 – 45,000 | Depends on wall-hung or floor-standing, tap quality, and mirror with lighting |
| Lighting upgrade (2 recessed + switch) | Rs. 3,500 – 7,000 | IP-rated recessed lights for wet areas. Includes electrician + fittings |
| Full bathroom renovation (all above) | Rs. 35,000 – 95,000 | Depends on material quality. Most HSR Layout homes fall in Rs. 45,000 – 70,000 range |
For a bathroom renovation that looks genuinely premium — stone-effect PVC panels on all wet
walls, PVC ceiling, warm recessed lighting, wall-hung vanity with a lit mirror — budget Rs.
70,000 to Rs. 1,10,000 for a standard HSR Layout master bathroom.
The same outcome in natural marble cladding would cost Rs. 2,00,000 to Rs. 4,00,000 and
require annual maintenance. The PVC approach delivers 80% of the visual outcome at 30% of
the cost.
Compact dimensions require restraint. Most HSR Layout 2BHK master bathrooms are 30 to
40 sq ft. In this size, using more than two surface finishes — one for walls, one for floor —
creates visual clutter. Keep the palette to two materials maximum. The best compact bathrooms
look considered precisely because they do not try to do too much.
North-facing bathrooms need warm lighting. North-facing apartments in HSR Layout sectors
1 and 6 have bathrooms that receive little natural light. Warm white recessed lighting (2700K)
with a lit mirror above the vanity is essential in these spaces — cool white lighting makes a
windowless north-facing bathroom feel clinical and grey.
Hard water defence from day one. Bengaluru's water supply in HSR Layout consistently tests
at 300–500 mg/L of dissolved minerals — in the hard to very hard range. Whatever surface you
choose, apply a water softener or mineral filter on the shower and basin inlets. This single
addition extends the life of any bathroom surface — PVC, tile, or stone — by several years.
Ventilation before aesthetics. HSR Layout apartments built before 2015 often have
inadequate bathroom ventilation — a small internal vent shaft rather than a direct external
exhaust. If steam and humidity are not clearing quickly, no amount of premium surface material
will prevent mould over time. Confirm your exhaust fan is extracting to outside air, not into a
shared internal shaft, before spending on the renovation.
